We photo document the condition of the residence on the day of inspection. All deficiencies are described and color photographed in detail. Inspections begins on the exterior.

  • Site and drainage defects in water control and root invasion.
  • Flatwork damage at side walks and driveways
  • Exterior foundation for cracking or movement in the stem walls or slab edge
  • Exterior siding and trim, stucco,windows and doors and fireplace foundations and stacks
  • Roofs are walked on (except clay tile) to document flashings and jacks. Broken or slipping tiles
  • Gutter and cricket are examined for leakage and defects.
  • Accessible attic areas for leaks, structural defects, electrical wiring defects, ducting deficiencies and presence of visible asbestos material, including insulation envelope continuity and condition. 
  • All electrical and mechanical systems will be identified and operated with performance documentation, including furnace, condenser, electrical service panel and plumbing waste and water heater condition. 
  • Every bathroom fixture will be tested for leakage, operation and condition.
  • GFCI inspection at all wet areas and garages and kitchens.
  • All interior surfaces including ceilings, walls and floors , doors and windows are examined. 
  • Kitchen and laundry rooms are scrutinized for deficiencies and ventilation safety. 
  • Garage doors are tested for safety systems operation and general conditions
  • CO gas presence at water heater and furnace equipment and flues
  • Gas leak detection of fuel source gas appliances 
  • FLIR  search for water leaks, insulation voids and over heating electrical devices.

 Our findings are reviewed on site to reveal any immediate issues that will need immediate attention or further investigation by a systems specialist.
